Is there an HOA and Fee?

There is an HOA with governing covenants and restrictions and the yearly dues are $200.

These vary based on the single family homes and townhomes.

What is the IRB or Pilot Program?

Martin’s Gate has Industrial Revenue Bond (the “Bonds”) similar to many other developments throughout Northern Kentucky. Rather than a general warranty deed, buyer will receive a Springing Executory Interest Deed. For exact details, please reach out to the sales team. 

How many homes are planned?

There are planned to be a total of 34 Townhome Home Sites and 18 Single Family Homesites current proposed.

What is the expected timing of the development and homes?

The first homes and townhomes began construction in 2023 with delivery of homes starting mid to late 2023.

Who is the Developer?

The Developer is Newport Clifton LLC, consisting of the same team behind Walworth Junction, site of Homearama 2020 in Cincinnati, Ohio.

What is the average lot size?

Townhome lots range from 23-35 ft wide and Single Family lots are 40-45 ft wide.

What are the starting price points of the homes?  

Townhomes start at $649,900 and Single Family Homes start at $1,000,000
